Most Thai investments are sold, not analysed

A good investment starts with knowing what you want from it:

  1. 01Pure investment — or a property you’ll also use yourself?
  2. 02What is your exit strategy when you eventually want to sell?
  3. 03Short-term rental, long-term rental or a mixture of both?
  4. 04Income today — or capital growth over time?
  5. 05A one-off purchase — or the start of a property portfolio?

The clearer you are about what you want the investment to do, the easier it is to separate a genuine opportunity from a good sales pitch.

What People Say

“Rob is so helpful — he knows all the surrounding areas, is always on the other end of the phone, and has a lot of knowledge on the properties. It’s like having a friend rather than just an agent: he tells you the pros and cons, the do’s and don’ts, rather than the usual selling you a dream with hidden cons. I send investors to Rob because he’s not the typical agent who just wants the sale — he’s careful about what you’re actually looking for.”

Refers investors to Rob

“I can highly recommend Rob. He’s helped me with locating land in Thailand, as well as assisting with a number of other overseas property matters. He’s extremely knowledgeable, experienced and genuinely helpful, with excellent and very fast communication throughout. Nothing ever seems too much trouble, and he’s always quick to come back with advice or information. A pleasure to deal with and someone I’d happily recommend.”

Who you're talking to

Your call is with Robert Scott-Jones, founder of Properties Thailand, with more than 20 years’ experience in the overseas property market. The call is relaxed, practical and focused entirely on what matters to you — your plans, your questions and what you want to achieve.

Choose the right person to talk investment with

Property investment should be about the numbers, but it also helps to have someone you can talk things through with. I’ll always be straightforward about what looks interesting, what needs more investigation and what I’d be cautious about.

The Investment Call is simply a chance to see whether I’m the right person to help you take the next step.

Questions People Often Ask

What rental yield can I realistically expect from property in Thailand?

Returns vary by location, property type, rental strategy and costs. Once you’re seriously considering a property, I can prepare a feasibility report showing what you’re more realistically likely to achieve.

Are guaranteed rental returns in Thailand really guaranteed?

Sometimes, but check who provides the guarantee, how long it lasts, the conditions attached and whether the guaranteed return has effectively been built into the purchase price.

Can I legally rent my Thailand property short-term or on Airbnb?

It depends on the property, its licence and the development rules. Some are suitable for short-term rental; others are better suited to longer-term tenants.

What taxes and costs affect my real investment return?

Management, maintenance, common fees, furnishing, repairs, letting costs and tax can all reduce the return you actually receive.

How easy is it to resell an investment property in Thailand?

It depends on location, price, demand and the property itself. A good investor thinks about the exit before buying, not when it’s time to sell.
